Khatian, mutation, DCR and land tax — what each paper means and how to check it.
Most land disputes start with papers nobody checked. Ask for these documents and check them at the land office:
- Title deed (dolil) and the chain of previous deeds
- Khatian (CS, SA, RS and BS records)
- Mutation (namjari) and the DCR
- Land tax receipts (khajna) up to this year
- A non-encumbrance certificate showing no loans on the land
