Budget, location, papers, the developer and the hidden costs — a simple checklist for first-time buyers in Bangladesh.
Buying your first home is exciting — and a big decision. Before you pay a single taka, go through these five points.
1. Your real budget
Add 10–12% for registration and stamp duty, plus utility connections, interior work and the first year's service charge.
2. Location for the next ten years
Think about schools, your office, hospitals and how the area looks in the rainy season.
3. The papers
Title deed, mutation, land-tax receipts and the approved plan. For apartments, also the land-owner and developer agreement.
4. The developer's track record
Visit two or three of their finished buildings and talk to the people living there.
5. Handover and penalties
Make sure the agreement has a clear handover date and a penalty if it is late.
